What Every Seller Should Expect From Their Real Estate Agent

Every agent is now saying they have the best AI. The truth is, most agents have access to the same tools. AI, professional photos, video, and placing a home on Zillow, Realtor.com, Redfin, Homes.com, YouTube, Instagram, Facebook, and Nextdoor are now the bare minimum.
Selling your home takes more than putting it online and waiting for buyers to find it. In today's market, the right strategy creates demand, protects your price, and keeps you informed from the day you list through closing.
Your agent should actively promote your home before and after it hits the market. That means personally contacting buyers, past clients, local agents, out-of-area agents, and homeowners who may be planning a move. It also means email campaigns, home tour videos, agent-only groups, and consistent social media exposure. For higher-end homes, Zillow Showcase and international listing networks can give your property a stronger presentation and reach beyond the local market.
Your agent should also know how to read the market once your home is live. If you are getting consistent showings but no offers, buyers may feel the home is priced around 5% too high. If you are getting little to no activity, it could mean the price is closer to 10% above where buyers see value. The decision should come from real buyer feedback, competing homes, and activity in the market, not guesswork.
You should receive a weekly call and email covering showings, feedback, marketing activity, competing listings, and the next steps. Your agent should manage the entire process, including showings, negotiations, escrow, lenders, inspections, appraisals, title, and every detail needed to get you to the finish line.
